Nothing is ever disclosed to the seller or the Seller’s Agent that could compromise the Buyers position . What's best about this is that the Seller pays the ENTIRE commission, because their home is already listed with a Realtor (Listing Agent). A Seller's Agent has without limitation, the following fiduciary duties to the Seller: Reasonable Care, Undivided Loyalty, Confidentiality, Full Disclosure,Obedience and a Duty to Account. Simply put, any Information a Buyer discloses to the Seller or the Seller’s agent (Listing Agent) may negatively affect the Buyers ability tonegotiate on their own behalf potentially compromising the Buyer’s position.
